FAQ
Questions owners ask before hiring a manager
Straight answers on fees, legality, coverage, and whether you need
help.
How much do property managers charge in Playas del Coco?
Full-service short-term rental management with Coco Property
Management is typically 20–25% of booking revenue. That covers
listing and channel management, guest messaging, check-in
coordination, cleaning scheduling, maintenance triage, and owner
reporting. Exact pricing depends on property size, amenities, and
channel mix.
How much does Airbnb management cost in Playas del Coco?
Airbnb management sits inside the same 20–25% full-service range
when we handle the listing end-to-end. If you only need limited
Airbnb concierge support (guest messaging + check-in), we can
scope a narrower package after reviewing the property.
Is Airbnb legal / allowed in Playas del Coco?
Short-term rentals operate widely in the area, but condo HOAs and
municipal rules can differ by building. We help you understand
practical requirements for your home and will not onboard listings
that clearly violate HOA or local rules.
Do I need a property manager in Ocotal?
If you live abroad, yes in most cases — same-day guest issues,
cleaner no-shows, and vendor coordination are hard to run from
another timezone. Local Ocotal / Playa Ocotal coverage is why
owners hire us.
Do you manage Playa Hermosa Guanacaste (not Jacó)?
Yes. Playa Hermosa Guanacaste near Playas del Coco is in our core
cluster with Ocotal. We do not market Jacó or other Pacific towns
outside this corridor.
Short-term vs long-term management?
We specialize in short-term and vacation rental management
(Airbnb, VRBO, direct). Long-term-only leasing is not our primary
offer, though hybrid calendars can be discussed case by case.
Why do you only take a few properties?
We are owners who operate our own properties. We deliberately keep
a small portfolio so guest communication, turnovers, and
maintenance stay at a high standard — focus over volume. If we
can’t give your home that attention, we won’t take it on.
